Ci dessous désignée par le Bailleur d'une part,
M.xxxx demeurant à xxxxx
Ci dessous dénommé le Preneur d'autre part,
IL A ÉTÉ ARRETE ET CONVENU CE QUI SUIT
Madame xxxx loue à M. xxxx une chambre meublée au xxxxx.
Il appartient aux parties de constater et d'établir, par acte séparé dressé contradictoirement l'état de lieux et la connaissance du mobilier.
DURÉE DE LOCATION
Le bail est fait pour une durée déterminée à partir du 01/07/2017 jusqu'au 30/06/20018
Le preneur ou le bailleur pourra dénoncer avec préavis d'un mois entier par lettre recommandée avec accusé de réception.
Le présent contrat est consenti moyennant la paiement par le preneur dans les cinq premiers jours du mois d'un loyer mensuel de 400 € toutes charges comprises. Pour tout appareil électrique supplémentaire un complément de charge sera demandé (sauf PC).
Un chèque de caution équivalent à un loyer mensuel sera remis au moment de l'accord entre les deux parties.
OBLIGATION DU PRENEUR
Le présent contrat est fait aux conditions ordinaires et de droit en pareille matière à savoir: les règles générales établies par le Code Civil. Le preneur et le bailleur s'engagent à respecter leurs obligations réciproques et notamment le preneur en vertu des obligations suivantes concernant le bon ordre et la bonne tenue de la maison.
Le linge ne sera ni lavé, ni étendu dans la salle de bain. Le téléphone ne sera pas à disposition.
Les repas ne seront pas pris dans la chambre. La cuisine et la salle à manger seront mises à disposition à cet effet.
CLAUSES SPÉCIALES
A défaut de paiement à échéance d'un seul terme de loyer, comme en cas d'inexécution d'une des obligations mise à la charge du preneur, tant par la présente convention que par la loi, et après un commandement de payer ou une somme déférée par le bailleur, demeuré sans effet, la présente location sera résiliée de plein droit sans qu'il y ait à remplir aucune formalité judiciaire.

THE FOLLOWING WAS AGREED:
Mrs. xxxx rents to Mr. xxxx one furnished room at xxxxxx.
It’s both parties' responsibility to record and to set up separately the documents containing the fixtures inventory and the pieces of furniture.
LENGTH OF TENANCY
The lease agreement is signed for a limited duration from 01/07/2017 up to 30/06/2018.
The Tenant as well as the Lessor can terminate the contract upon a prior notice of one whole month announced through a registered letter with acknowledgement of receipt.
This contract is agreed by means of the payment by the Tenant during the first five days of each month, of a monthly rent of 400 euros, charges included. For all additional device an extra charge will be asked (not applicable for the PC).
Once the agreement between the parties is signed, one month's rental deposit will be paid.
TENANT’S OBLIGATION
This lease is made under usual terms and applicable legal provisions in similar matters including the general regulations according to the Civil Code. The Tenant and the Lessor undertake to respect their mutual obligations and particularly the Tenant by virtue of the following obligations concerning the orderliness and the good cleanliness of the house.
The linen will be neither cleaned nor hung out in the bathroom. The telephone will not be available.
Meals must not be consumed in the room. The kitchen and the dining room will be made available for this purpose.
SPECIAL CLAUSES
When payment has failed to be made by a single due date, as well as if any other obligation covered in this agreement or by law hasn’t been respected by the Tenant, and after an order to pay or a deferred summons has been sent by the Lessor without any result, this lease term will be automatically terminated, without the necessity of any legal formality.
